Granny Flats

Add News

Are you looking at ways and means to house a relative who wishes to remain totally independent?

Instead of searching the Estate Agents windows and adverts for such properties, have you ever considered, assuming  your current property has a garden of sufficient size, the erection of  a purpose made and self contained bed sit? You will obviously need to obtain local authority approval and seek their advice as to what is required for a formal planning application. A lot of authorities, with the ageing population numbers continuing to increase, are looking favourably at such application.

For your consideration, there will obviously be a need for a link to the foul water system and, unless a soak away rainwater system is acceptable, connection to a storm drainage pipe.  Existing properties will currently have such systems and it may be simply a matter of connecting into the existing pipe runs. Your local Water Authority should be able to give guidance and advice on such matters.

You will also need to consider the energy requirement for both heating and cooking. Again discussions with a heating efficiency expert will provide the necessary guidance to the most cost effective fuel to heat such a small area. Obviously, an electric supply is essential for lighting and appliance powering.

There are a number of purpose built units available for your consideration and if and when the time comes when the unit is no longer required, its removal is a simple task. Most manufacturers will carry out onsite erection.

The only real hard work would be the excavations required for the footings and placement of the correct specification and thickness of concrete. This will be identified on the local authority approved building plan. Such work can be carried out by the majority of DIY enthusiast or it’s a simple matter of obtaining quotes for the work.

If you look at the various cost involvements in moving to properties containing purpose built granny flats and then the possibility of downsizing at a later date, the information provided by Activ Birmingham above and at far less cost, is certainly worthy of consideration.
